Fort Collins Down Payment Assistance
If you’re a first-time home buyer, or you’ve been thinking about purchasing a home and you’d like to live within the limits of Fort Collins proper, you may or may not have heard about the Fort Collins Down Payment Assistance program. This program coupled with the $8,000 first-time home buyer tax credit that is about to expire is an awesome opportunity to take advantage of for those who qualify.
The goal of the program is to help prospective home buyers who wish to live within the City of Fort Collins with Down Payment Assistance and help covering closing costs (%5 for down payment, 1% for closing costs). Some of the basic eligibility stipulations regarding the program are:
- Complete a free first-time homebuyer course through Neighbor to Neighbor (970-484-7498).
- Have a gross income less than Federal Gross Income levels:
- 1 person – $42,100
- 2 people – $48,100
- 3 people – $54,150
- 4 people – $60,150
- And the list continues….
- Your prospective home or condo much be located in Fort Collins proper
- Cannot cost or be appraised more than $220,987
The Down Payment Assistance program also requires that your total housing costs do not exceed 38% of your gross income and that your total debt load does not exceed 43%. This is an important stipulation to take note of and can be an unexpected disqualifier for many people.
