What is a HUD Home?

HUD is an acronym for the US Department of Housing and Urban Development. When a home owner defaults on a loan insured by the Federal Housing Administration (FHA), the mortgageĀ  lender is compensated by the government (FHA) for their loss and the home then becomes the property of HUD. A HUD home is a 1-4 unit residential property.

How are HUD Homes Sold?

Fort Collins HUD homes are sold through an electronic bidding process. For the first 10 days, bids are accepted by owner occupants only. (People who will purchase and occupy the home themselves). On the 11th day, the bids are reviewed as if they were all submitted together.

If no suitable bid is accepted for the home in the first 10 days, the property goes into a daily bidding stage. At this stage the bidding on the HUD home is open to investors as well. Bids are reviewed daily until a suitable bid is found.

Can I View the Home Before I Submit a Bid?
